First of all, I must state, I am NOT a licensed attorney. Any further comments are simply my own opinion.
If you’re going to buy homes in a certain state, you should use the Real Estate Contracts created by that state. They are approved and excepted by the real estate community there and are more in depth.
It sounds obvious but you wouldn’t believe how many get this wrong.
Always get the legal description directly from the deed when possible.
Second choice is to get it from a former title policy document.
Always double check the address numbers and spelling of the street name.
When I’m buying, I definitely buy title insurance and close at a title company.
