I would not own the property “Free & Clear.” I always put a 1st lien on my properties; from me to my company, or from my company to me, or from company to company.
Free & Clear properties are likely targets for the litigious.
A 1st lien foreclosure a can wipe clean mechanics liens placed on a property by unscrupulous contractors. This tactic can be use to purge the title of other liens, placed behind the 1st lien, as well.
